The Booming UK Trades & Contractors Market:

Why Quality Accommodation Matters More Than Ever

The UK is experiencing one of its most active periods of modernisation in recent years. From large-scale infrastructure upgrades to major commercial renovations and new-build housing projects, cities across the country are undergoing rapid transformation. And with that growth comes a surge of skilled tradespeople, contractors, and project teams working away from home for weeks — sometimes months — at a time.

Hotels or Serviced Accommodation? Choice for every contractor

💎 A New Era of Construction & Modernisation

Many UK cities are now hotspots for development. Visiting cities like Birmingham, Manchester, Leeds, Liverpool, Coventry, any many more means that you're almost certainly going to come across some visible works around those places. Regeneration schemes, transport improvements, and commercial investments are shaping skylines and revitalising communities. Whether it’s a brand-new business district, updated utilities, modern housing, or sustainability-driven upgrades, the scale of work is driving unprecedented activity among:

  • Electricians

  • Plumbers

  • Joiners

  • Groundworkers

  • Builders

  • Engineers

  • Tech installers

  • Specialist contractors

These workers play a crucial role in keeping the UK moving forward — but they also have a very specific need: reliable, comfortable accommodation that supports them throughout their contracts.

👷 Why Contractors Are Choosing High-Quality Accommodation

The days of contractors relying on basic digs or cheap hotel rooms are shifting. Increasingly, teams are seeking accommodation that offers:

  • A home-from-home environment

After long shifts, comfort matters. A proper living space with good beds, clean facilities, and space to unwind makes a real difference.

  • Fully equipped kitchens

Eating out every night isn’t practical. Being able to cook saves money and supports healthier routines.

  • Flexible bookings

Construction timelines change — accommodation needs to accommodate extensions or last-minute adjustments.

  • Secure parking and good transport links

Contractors often travel in vans with tools. Safe parking is essential.

  • Fast WiFi and workspace options

For reporting, planning, and communication with site managers.

Above all, quality serviced accommodation providers listen to their guests' voice and requirements. This is a very rewarding market, yet needs our full attention and focus, as well as flexibility to ensure each person feels well looked after.

🏚️ Cities With Rising Contractor Demand

Across the UK, demand for contractor-friendly accommodation is growing rapidly in areas such as:

  • Major regeneration towns

  • Expanding industrial hubs

  • Large commercial districts

  • Cities receiving government investment

  • Areas with significant rail, road, or energy upgrades

These regions attract high volumes of skilled workers who need mid- to long-term stays that provide comfort, convenience, and value — something traditional hotels often fail to offer.

💡 Live example - Contractors Working Around Coventry City University

At the moment we are hosting a group of contractors in one of our apartments in Coventry City Centre. Their check in was scheduled from mid October till early November, however they asked for extension till end of November as we were approaching end of October.

Yesterday they asked for another extension until before Christmas.

Here's what happened througout this time and how we gained the contractors' trust:

  • We provided a clean property from day1.

  • We had a fridge break down, but we promptly resolved the problem. Interesting fact is that we had a problem with our appliance engineer, who cancelled their repair last minute, so we used our backup team to resolve the issue on the same day.

  • We also had an issue with lack of hot water - again this was addressed on the same day and repaired the day after.

  • Client requested another set of keys, and that was provided on the same day.

  • We have planned more cleaning and linen replacement according to clients' requirements.

Having a team that can deliver high expectations, plus coordinating our resources at high efficiency allowed us to gain trust of this contractor and from a 2 week booking we have now converted it into a 2-month booking. Naturally we are now hosting our clients directly, so we're able to provide them with even better rate, whilst still making more profit.

WIN-WIN!!!
