For many landlords, choosing a property management company starts the same way — a quick online search, a few large agencies appearing at the top of the results, and plenty of impressive marketing.

But strong marketing does not always mean strong management.

In today’s property market, where regulations are increasing and tenant expectations are evolving, selecting the right management partner requires looking beyond advertising and focusing on something far more important: reputation, values, and leadership.

📢 Big Agencies Often Win the Marketing Game

Large property management companies invest heavily in advertising, online visibility, and brand recognition. Their names appear everywhere — property portals, search engines, social media, and local sponsorships.

This creates an understandable perception that bigger must mean better.

However, marketing budgets do not necessarily reflect the quality of day-to-day property management.

In reality, large organisations often operate with:

  • Multiple layers of staff

  • High staff turnover

  • Limited direct contact with decision-makers

  • Standardised processes that may not fit every property

For landlords, this usually means becoming just another number in a large portfolio.

🧑‍💼 Why Speaking to the Director Matters

One of the most overlooked steps when choosing a management company is simply speaking with the person responsible for the business itself — the Director.

This conversation can reveal far more than a website or brochure ever will.

When you speak directly with the leadership of a company, you gain insight into:

  • The company’s values and philosophy

  • How they approach tenant/guest selection

  • Their risk management strategy

  • Their long-term vision for property management

  • Their level of personal accountability

Directors who remain closely involved in operations often care deeply about the reputation and long-term success of the business.

That mindset typically translates into better care for landlords and properties alike.

My general view is quite simple - if the person in charge can't talk to the property owner and delegates this task to his team, that's a sign of lack of interest in the individual and their business.

🤝 Alignment of Values Is Crucial

Every landlord has different priorities.

Some focus purely on maximising rent.
Others prioritise stable tenants, property condition, and long-term income stability. The list goes on and on...

A good management company should understand these priorities and align its approach accordingly.

When the values between landlord and manager are aligned, several things happen naturally:

  • Communication becomes easier

  • Decisions are made more efficiently

  • Trust develops over time

  • Long-term partnerships form

Without this alignment, even technically competent management can feel frustrating or disconnected. This is always an omen for a turbulence at some point of the contract.


🏘️ Reputation in the Local Market Speaks Volumes

A strong reputation is rarely built through advertising alone. It is built through:

  • Consistent results

  • Positive relationships with landlords and tenants

  • Professional handling of difficult situations

  • Long-term trust in the local property community

Landlords considering a management company should always ask:

  • How long have they operated locally?

  • Do landlords stay with them long-term?

  • Do tenants respect their processes?

  • Do they prioritise professionalism and compliance?

  • What's their long-term vision and true north

The answers to these questions often reveal far more than any marketing campaign. Again, this should be tattooed on the Director's heart so clearly that you believe in their intention.

Managing property successfully is not just a service — it is a partnership. Landlords entrust managers with:

  • Valuable vision

  • Attention to financial performance and non-financial aspects

  • Legal compliance responsibilities

  • Tenant relationships

Because of this, the decision should never be based solely on who has the largest website or the most online advertisements.

Instead, it should be based on trust, competence, and alignment of values.

Sometimes it's unfortunate to watch landlords leaving their long-term relationships because their local biggest agent neglected the property or overcharged the landlord. I see this quite frequently and what's even worse, many landlords still choose to stay where they are due to loyalty they developed to their agent.

My advise would aim to help every landlord who can improve performance of their portfolio, therefore I recommend revisiting their local market and having a conversation with smaller, non-obvious management companies in the area. I'm quite sure that in most cases outcome will be very surprising and great things may arise as a consequence.
