Scaling vs. Stagnation Why the Biggest Landlords Don’t Manage Their Own Properties

A few years ago, we were standing during an interview alongside one of our long-standing landlord partners. At the time, we managed 22 units for him across his portfolio, and we had built a fantastic, highly transparent working relationship.

This event inspired this edition of the blog.

During the interview, he was asked a straightforward question:

"You build and own all these properties—why don't you just manage them yourself instead of hiring MD Accommodation?"

His answer was immediate and hit the nail on the head:

"I work extremely hard and under a lot of stress to source, fund, and convert each residential house into a high-spec HMO. By the time the build is done, I don't need additional stress in my life. I leave the management to Kamil."

When asked why he chose us specifically, he explained that we came recommended by another investor. But what kept him with us year after year was simple: unshakeable trust, guaranteed on-time payments, and knowing his assets were being looked after with meticulous care.


The Great Portfolio Trap: The Developer vs. The Manager

We have immense respect for landlords who refuse to settle at just one or two properties. Building a substantial portfolio takes vision, grit, and hard work. However, we frequently meet ambitious investors who hit a frustrating wall: they want to scale, but they simply don't have the time.

Why? Because they are caught in a classic operational trap. They try to be the developer, the deal sourcer, the lettings agent, the maintenance worker, and the tenant coordinator all at once.

Property development and property management are two completely different professions:

  • Property Development & Investment: Sourcing deals, raising finance, managing refurbishments, and growing asset value.

  • Property Management: Handling midnight emergency calls, conducting 60-minute tenant enquiries, managing compliance, chasing rents, and curating housemate dynamics.

If your days are consumed by resolving dripping taps, updating gas safety certificates, and responding to tenant messages, you have zero time left to analyze new deals, build investor relationships, or execute your next conversion. The very job of managing your current properties prevents you from acquiring your next one.


A Honest Question: Where Do You Want to Be?

Ultimately, every landlord reaches a crossroads where they have to ask themselves a simple, honest question:

  1. Do I want to stay where I am, maintaining my current income while carrying all the daily operational hassle?

  2. Do I want to scale bigger, growing a multi-property portfolio while freeing up my time for other projects—or simply enjoying more freedom in life?

If your goal is to stay small and handle everything yourself, self-management works fine. But if your goal is expansion, trying to manage everything internally becomes the biggest bottleneck in your business.
