The Lighter Side of Property Management: 5 Funny Situations From Our Experience
I can't believe we've already reached blog post #20. For this reason I have decided to do something different, something special
Property management is many things — dynamic, challenging, sometimes unpredictable. But one thing it definitely isn’t… is boring.
Over the years, we've experienced plenty of situations that made us think, problem-solve, and occasionally… laugh😆
Let's count down real-life moments from our property management journey that show the lighter side of working with tenants and managing properties.

5. The Door That Wouldn't Lock
One afternoon, we received a slightly concerned call from a tenant who had just moved into the property earlier that day.
They explained that they needed to leave the house, but they couldn’t lock the front door. Naturally, this sounded like something we needed to resolve quickly.
The tenant explained:
"I have to leave the door open because I can't lock it."
Before walking off, we asked the tenant if they could share a short video of the issue.
Within seconds, it became clear what was happening.
The door required the handle to be lifted up before turning the key — a fairly common mechanism, but not always obvious if you haven't used one before.
We asked the tenant to pull the handle up first… and just like that — the door locked perfectly.
There was a short pause.
Then laughter.
The tenant apologised, saying they felt a bit silly — and we all shared a light-hearted moment. A simple situation, but one that reminded us how small things can sometimes look like major issues.
4. A Family of Four… For One Room
One day, we received an enquiry for a viewing.
The message explained that the accommodation would be for:
Father
Mother
Daughter
And… a cat
Normally, this wouldn’t raise any eyebrows — families enquire about properties all the time.
However, this particular enquiry was for a single room in a shared house.
When we read the message in the office, we paused for a moment… then looked at each other… and started laughing.
We always appreciate that everyone’s circumstances are different, and we always try to help where possible. But the idea of a full family (plus a cat) moving into one room in a shared property was certainly unexpected.
It was one of those moments that brought a bit of humour into an otherwise busy day.
3. "Can you please replace my blinds...?"
Recently, we received a maintenance report from a tenant explaining that the roller blind in his room wasn’t working properly. He was concerned that people from outside could see through the gaps between the blinds.
Naturally, we treated this seriously. Privacy is important, and we wanted to resolve the issue quickly.
We arranged for one of our team members to visit the property and assess the situation.
A short while later, we received a message back…
The blinds weren’t broken at all. It turned out the tenant simply hadn’t realised that there was a cord on the side used to rotate the blinds and close the gaps. Once our team member demonstrated how it worked, everything was perfectly fine.
The best part?
The tenant smiled, laughed, and commented how “stupid” he felt for not noticing it earlier. Of course, we reassured him — these things happen.
Still, we couldn’t help but laugh afterwards. A maintenance issue solved… with a quick tutorial.
2. The Viewing for Two… In a Room for One
Another memorable moment happened during one of our property viewings.
A very friendly lady arrived to view one of our rooms. She took her time assessing everything — the communal areas, the kitchen, the location, and finally the room itself.
She seemed very pleased.
After finishing the viewing, she smiled and said: “We’d like to reserve the room.”
We paused for a moment. “We?” we asked politely.
She explained that the room would be for her and her husband. That’s when we gently showed her the listing, which clearly stated that the room was for one person only.
There was a short silence… followed by laughter.
She realised immediately that she had overlooked that detail. Although we couldn’t accommodate her request, we ended the viewing on a very positive and friendly note. Sometimes, these moments make the job even more enjoyable.
1. The 5-Star Review… and the Unexpected Discovery
Now, this one might be our favourite.
After one of our serviced accommodation guests checked out, our cleaner went in to prepare the apartment for the next arrival. Everything seemed normal at first…
Until she noticed something on the floor. A few… personal items😅
Some sex gadgets. And a couple of condoms.
It was one of those moments where you pause, smile, and carry on with the cleaning. But here’s the best part.
Later that day, we received a glowing 5-star review from the same guests. They mentioned how much they loved the apartment, and specifically highlighted the comfort of the beds.
Well… we always say we go the extra mile to ensure our guests are comfortable😆
It seems, in this case, we definitely delivered.

These small, funny situations remind us why we genuinely enjoy what we do. They bring personality, humour, and a human element to an industry that can sometimes feel very serious.
